We believe in helping low-income families achieve the dream of building and owning their own home. To date we have completed 54 homes in NSW and currently has two homes under construction and eight in the planning stages in Junee, Tamworth and Nowra.
Families partner with us in the construction of their home. Each partner family receives an interest free, 20-30 year loan based on 100 percent of the market value of the completed home. There are also additional costs such as GST that are added to the sale price.
Partner families contribute 500 hours of their own time in the planning and construction phases – this is called ‘sweat equity’ and is recognised in the 5 percent discount on market value that we return to them. For example, if a home is valued at $300,000, the partner family will have accumulated effectively $15,000 in equity, from their own efforts, on the day they move in.
Habitat for Humanity NSW is not-for-profit, this model allows us to utilise the partner family loan repayments in our program and build new homes for other families.
